Faits

  • Former plans for the building were also developed by Sir Richard Rogers Partnership (London).
  • Hilton wanted to open a five star hotel with 582 rooms, but the hotel group rejected their commitment in July 2002. The developer now searches for a new main tenant.
  • The new Zoo Window, with a height of 120 metres, will constitute a new dominant feature in the City West. The plans come from the Frankfurt architect Christoph Mäckler.
  • Initially the investor Brau & Brunnen wanted to construct at the same site a high-rise building made of glass and steel, designed in 1991 by Richard Rogers.
  • In 1998 these plans failed following a dispute spanning several years between investor and district about the urban compatibility of the mammoth project.
  • Christoph Mäckler initially planned in 1998 a 32-storey building, consisting of a classical, stone block edge construction with arcades, from which a high-rise tower would emerge.
  • Above the shop levels the building is mainly to be used as a hotel and office premises. In 1999 the Cologne investor group Dr. Ebertz purchased the site from Brau & Brunnen.
  • The plans now envisage a 22-storey residential tower above three shop and eleven hotel storeys. The ground was broken in 1999.
  • There is still a gap here but soon bulldozers and cranes will dominate the scene between Joachimstaler, Kant and Hardenbergstraße.
