  • Engineers enhanced interiors flexibility by using fewer beams and locating them along partition lines or within door openings.
  • Spandrels were eliminated for economy. The building later served as the prototype of a reinforced concrete high rise building without spandrel beams for a New York City seismic code study. It was sponsored by the National Science Foundation and the National Center for Earthquake Engineering Research.
  • The Leighton House residence tower is divided into two L-shaped, red brick-clad sections, connected by aluminum and glass curtain wall zones.
  • The structural system combined a stiff frame with beamless flat slab floors to provide seismic resistance and control vibration frequency, thus limiting building sway.
  • Link beams were used to connect the exterior walls to central shear walls for additional wind control.
  • Each condominium has from 2.5 to 12 rooms, with condominium sizes ranging from 500 sq ft to 2,746 sq ft.
  • It has a small footprint (112 x 55 feet) for its height of 460 feet. As a result, the building's aspect ratio of 8, total height to least width, is close to the practical limit of 10, and vibration sensitivity analysis was required to assure tenant safety and comfort.
